MIAMI · NEW CONSTRUCTION
WALDORF ASTORIA RESIDENCES MIAMI — The tallest residential tower in Florida, with true Waldorf Astoria service
Florida’s first supertall — Waldorf Astoria residences from $3.3M, ~93% sold
THE PROJECT
Florida’s first supertall, by PMG with Hilton
Waldorf Astoria Residences Miami is the most recognizable new address in the state — a 100-story, 1,049-foot tower at 300 N Biscayne Blvd in Downtown Miami, the first supertall building in Florida and the tallest residential tower south of Manhattan. Designed as nine spiraling glass cubes by Carlos Ott and Sieger Suarez Architects, with interiors by award-winning BAMO, the tower is a joint venture led by PMG with Greybrook, Mohari Hospitality, S2 Development, and Hilton as owner of the Waldorf Astoria brand. The project holds 360 one- to four-bedroom branded residences and a 205-room Waldorf Astoria hotel, with construction currently well advanced and top-off expected in the fall of 2026; completion is expected in May 2028, with the hotel opening that same quarter.
Sales have been among the strongest in Miami’s history — approximately 93% of the residences are sold. What remains is a small collection of 2- to 4-bedroom residences from approximately $3.3 million, plus a handful of penthouses. This is trophy inventory: at this stage of a landmark project, buying in means buying proven, de-risked, and limited.

Frequently Asked Questions
What are prices starting from at Waldorf Astoria Residences Miami?
The remaining inventory at Waldorf Astoria Residences Miami starts from approximately $3.3 million — two- to four-bedroom residences in the 1,809 to 3,575+ sq ft range — with penthouses listed around $25 million. At roughly 93% sold, choice is limited and the best remaining floor plans move first; contact me for current availability and pricing.
When will Waldorf Astoria Residences Miami be completed?
Construction is well advanced and the tower is expected to top out in the fall of 2026, with completion expected in May 2028 and the 205-room Waldorf Astoria hotel opening that same quarter. Timelines on a project of this scale can shift — I’ll confirm the latest schedule with the sales team before you commit to anything.
Do I need a real estate agent to buy new construction?
You’re not required to have one, but it’s strongly recommended. The sales team at the development represents the developer — not you. Having your own agent costs you nothing out of pocket (the developer pays the commission) and means someone is protecting your interests, reviewing contracts, and negotiating upgrades and terms on your behalf.
How do deposits and payments work at Waldorf Astoria Residences Miami?
The developer’s deposit schedule isn’t published publicly — I’ll get you the written schedule from the sales team so you see the exact milestones and amounts before you sign anything. At this stage of the project, expect a standard new-construction structure with staged deposits and the balance at closing, confirmed in writing in your purchase agreement.
Can foreigners buy new construction in Florida?
Yes. Anyone can buy property in Florida, regardless of citizenship. Financing options differ for foreign nationals versus U.S. residents — I’ll connect you with lenders experienced in international buyers, including Latin American clients buying in USD.
What does Waldorf Astoria ownership include beyond the residence?
Ownership comes with true Waldorf Astoria hotel service — 24-hour concierge, room service and housekeeping on request, the legendary Peacock Alley lounge with its Foucault pendulum, the signature spa, resort pool deck with private cabanas, the Presidential Library and Bar, wine tasting room, and the full amenity program of a 100-story landmark.
